Pets in Rental Properties: Allow Them or Not?

Whether to allow pets is one of the most common decisions rental owners make. There is no single answer that works for every property.

Why an owner may allow pets

• A larger pool of prospective tenants.
• Pet owners may stay longer when the property works well for them.
• A property with a fenced yard or durable flooring may be better suited for pets than other rentals.

Why an owner may limit pets

• Potential damage to flooring, doors, landscaping or screens.
• Noise or nuisance concerns in attached housing.
• HOA or condominium association restrictions.
• Insurance restrictions that may apply to a particular property or policy.

Put the policy in writing

If pets are allowed, the lease should clearly describe the approved animal and the tenant's responsibilities. Owners should also make sure any pet policy is applied consistently and complies with fair housing requirements, including rules that may apply to assistance animals.
