Pets in Rental Properties: Allow Them or Not?

Whether to allow pets is one of the most common decisions rental owners make. There is no single answer that works for every property.

Put the policy in writing

If pets are allowed, the lease should clearly describe the approved animal and the tenant's responsibilities. Owners should also make sure any pet policy is applied consistently and complies with fair housing requirements, including rules that may apply to assistance animals.

For HOA properties: check the community rules before advertising the rental. Some associations limit the number, size or type of pets separately from the owner's own lease policy.
